CCP works with a combination of institutional capital allocators, family offices, and individuals. To invest with CCP, an individual must qualify as an accredited investor. An accredited investor, in the context of a natural person, is anybody who meets one of the following standards:
I. Net worth over $1 million, excluding primary residence (individually or with spouse or partner), OR
II. Income over $200,000 (individually) or $300,000 (with spouse or partner) in each of the prior two years, and reasonably expects the same for the current year, OR
III. Investment professionals in good standing holding the general securities representative license (Series 7), the investment adviser representative license (Series 65), or the private securities offerings representative license (Series 82)
The minimum investment is typically $100k.
Expected hold periods vary by transaction, but typically range from five to ten years. CCP maintains sole discretion to extend or decrease the hold period based on market conditions. Entering acquisitions with long-term, flexible horizons allows us to mitigate market risk.
Although there is no formal secondary market for ownership-stakes in our investments, should an investor wish to redeem his/her investment, we work to find a suitable buyer for the investors interest. If we cannot find a suitable buyer, we as the sponsor will often-times purchase the interest from the investor. These transactions are orchestrated on a case-by-case basis.
CCP charges market-standard fees as follows. Exact specifications vary by deal.

- Promote
- Property management fee on Concord-managed properties
- Construction management fee where applicable
We complete cost segregations on all new acquisitions. Cost segregations allow investors to defer federal and state income taxes and increase net cash flow.
Concord co-invests in every deal, typically with 10% of the total equity amount.
